iPhone app helps UK landlords avoid tenants from hell
Lettings expert, Legal 4 Landlords, has released a self-titled application for the iPhone (and iPod touch) that helps landlords gather information on prospective tenants in the UK, and specifically, if they've previously been listed as tenants from hell in the past.
Sim Sekhon, director at Legal 4 Landlords, explains why the need for the app: "We're approached on a daily basis by landlords wanting to do a quick background check on a prospective tenant. These checks can take time, so we thought it made perfect sense to develop an App which will do this in seconds.
"Unpaid rent in the UK currently amounts to £276 million so landlords need to know if they can trust the tenant they are about to take on."

Legal 4 Landlords are warning landlords to be vigilant. Director at Legal 4 Landlords, Sim Sekhon, said "We've seen a 30% increase in tenant eviction notices in cases involving squatters. People have become wise to squatter's rights and its becoming a big issue."

Calls grow to shake up 'archaic' evictions process
A radical shake-up of the 'archaic' county court eviction process is needed to help landlords and agents get rid of problem tenants, according to a lettings industry specialist.
Sim Sekhon, director of Legal 4 Landlords, is calling on both HM Court Service (HMCS) and the Government to reform the way tenant evictions are handled.
Mr Sekhon said: "There is no consistency in the eviction process and it is archaically slow. It can take up to three months to gain a court eviction order.
"Judges seem to review cases on a random basis and opinions differ from judge to judge. There is confusion amongst judges and magistrates on the terms in which eviction notices can be granted."

Buy-to-let landlords set to lose £600 per year, per property, as changes to housing benefits bite
LHA rates are used to calculate housing benefits for tenants renting from private landlords. The new cuts means tenants are going to struggle to meet monthly rents, according to Sim Sekhon, director at Legal 4 Landlords.
Warning that landlords could suffer an estimated loss of £600 per year per property, due to the benefits reform, Sim Sekhon of Legal 4 Landlords said: "This is a massive hit for the private rented sector which accounts for 13 per cent of the housing stock in the UK."
"The government is moving the strain on the social housing sector directly onto private landlords. With unpaid rent in the UK currently amounting to £276 million this strain may be too much to bear for many landlords."
Sim Sekhon said: "This government incentive may be of benefit to landlords with one or two properties, but for those with a large portfolio and a high number of tenants on housing benefits, the consequences could be devastating. We advise landlords to seek expert advice on their property portfolio."

Landlords becoming Lovelords in cash strapped Britain
According to lettings industry specialist, Sim Sekhon, director of Legal 4 Landlords, this has the potential to end up more like Rising Damp than The Good Life.
Sim said: "We have noticed a huge rise in the number of tenant disputes where the landlord is actually involved in a relationship with their lodger. The age gap between landlords and tenants has been decreasing for many years as people struggle to buy their first property.
However, it now appears there is a growing breed of 'Lovelords' who take payment off their partners to help pay their mortgages and household bills.
Unfortunately, it seems this added financial pressure is driving a wedge between partners and we are dealing with more homeowners who feel they are owed rent following the relationship breakdown."
